Without the standard two years of tax returns to prove your income to lenders, it can often be hard to get a new no doc mortgage approved, or to get a current on refinanced. It is imperative to be talking with lenders that actually offer No Doc Mortgage Loans and Limited Doc Programs designed for self-employed and independent contractors.
Stated Income LoansAnother option for borrowers that are not traditionally employed and are paid in non-traditional ways is a stated income loan. The loans also allow a borrower to apply without pay stubs or tax returns. The borrower will state how much they make in an average year.
This is perfect if you are self-employed with tax returns that can run upwards of 120pgs and who under normal refinance requirements are required to produce year-to-date profit and loss statements. It’s also great if you’re not, as you don’t need to provide any paystubs, W2s nor tax returns.

The stated income programs of today require that you actually prove your income, but you may be able to do so without the use of tax returns.
Borrowers cannot simply hand over copies of their version of the returns–the tax returns must be sent directly from the IRS, just like credit reports must come directly from the credit reporting agencies. Borrowers may be required to sign a release authorizing the underwriter or loan officer to request IRS forms on your behalf.
Don’t give up, however, because you just might be able to refinance even without income. Get a no documentation loan. A no documentation loan (no-doc for short) means that you do not need documentation of income. You might be able to refinance using this strategy, but you probably won’t qualify for the lowest rate.
